A big slice of prime real estate right on Swansea seafront has gone up for sale

An Army reserves training facility on land just off Mumbles Road and with sweeping views across Swansea Bay has been put up for sale.

The 4.7 acre site, currently occupied by the military at The Grange in West Cross, is being marketed by Avison Young, inviting offers on both a conditional and an unconditional basis.

And it could end up hot property, with land next to the bay rarely becoming available, especially such a large site. Any homes built there would almost certainly command high prices and a large demand.

The Reserve Forces’ and Cadets’ Association for Wales said the move to market the site had been made in agreement with the Army HQ at Brecon to "understand its (the site's) potential".

Nevertheless, Avison Young suggested its alternative use could include residential homes, a residential care home or a retail food store, subject to planning permission.

There are a number of existing buildings on site which include offices and stores together with large concrete covered parking and yard areas. There are two civil defence centres, two auxiliary defence establishment premises, and a communication station and premises.

Avison Young described it as a "prime development site situated in a highly desirable suburb of Swansea in a well regarded sought after location."

A spokesman for the Reserve Forces’ and Cadets’ Association for Wales said: “The Reserve Forces’ and Cadets’ Association for Wales with agreement from the Army HQ at Brecon has agreed to market the property in order to understand its potential.

"As a consequence of the MoD sponsored Reserve and Cadet Estate Review, no decision for the future use of this location will be made until the Review is finalised by Defence.”
