7 Popular Home Additions That Could Void Your Insurance Without Warning

Homeowners love to upgrade. Whether it’s installing a swimming pool, adding a guest suite, or finally building that backyard shed, it’s all about making your space more livable—and maybe even boosting property value. But what many don’t realize is that certain additions can actually void your home insurance policy or leave you underinsured without warning. If you’re not keeping your insurance provider in the loop, you could be footing the bill for major damage or liability yourself. Here are seven popular home additions that might look great but could quietly put your coverage at serious risk.

1. Swimming Pools Are a Liability Magnet

A backyard pool may scream summer fun, but it also screams risk to insurers. Pools increase the chance of accidental injury or even drowning, which opens the door to expensive liability claims. Many home insurance policies either require special coverage for pools or exclude them altogether if not reported. Adding a pool without notifying your insurance company could lead to denied claims down the road. Some insurers may also require fencing, locked gates, or alarms as conditions for continued coverage.

2. Home Offices With Business Equipment Can Complicate Coverage

With remote work booming, more homeowners are converting rooms into home offices packed with expensive electronics. But here’s the catch: business-related equipment and liability often fall outside standard home insurance policies. If a fire or theft hits your office setup, your claim could be denied unless you’ve added a home-based business rider or separate coverage. Even if the risk is low, the financial consequences can be huge. Always review your policy when converting your home for business use.

3. Finished Basements Might Not Be Fully Covered

Finishing a basement adds space and resale value, but it also adds insurance headaches, especially if it involves plumbing, electrical, or HVAC work. Many homeowners assume their upgraded basement is covered under their current home insurance policy, but that’s not always true. Flooding, in particular, is rarely included unless you have separate flood insurance. If the upgrade wasn’t disclosed or inspected properly, your insurer could argue that the damages are your responsibility. Be upfront with your provider and request an update to your policy.

4. Trampolines Could Void Your Liability Coverage

Trampolines are a hit with kids, but they’re a red flag for insurers. They’re responsible for thousands of ER visits each year, and some insurance companies flat-out refuse to cover homes that have one. Others may allow trampolines only if they meet strict safety conditions like enclosed nets and anchored bases. Install one without telling your insurer, and you might find out too late that your liability protection has been dropped. Before bouncing in, check your policy terms or ask directly.

5. Detached Structures, Like Sheds and Workshops, May Be Excluded

That new garden shed or backyard workshop might be a dream come true for hobbyists, but it can be a coverage nightmare. Many policies offer limited or no automatic coverage for detached structures unless they’re declared in advance. If your shed burns down or is burglarized and wasn’t listed in your home insurance documents, your claim could be rejected. Some policies only cover a small percentage of your total dwelling coverage for outbuildings. Don’t assume it’s covered—make sure it’s listed.

6. Solar Panels Might Not Be Automatically Included

Going green with solar panels can lower your energy bills, but it could also expose a gap in your insurance coverage. If panels are roof-mounted, they may be partially covered, but ground-mounted systems often require special attention. In addition, installation errors or electrical fires caused by the panels may not be fully covered unless you’ve updated your policy. Depending on your provider, solar energy systems might be treated as separate structures. Ask your insurer whether solar is included in your existing home insurance.

7. Garage Conversions Can Lead to Classification Problems

Turning a garage into a bedroom or rental suite can provide extra living space—or rental income—but it may also alter how your property is classified. These conversions often require permits, inspections, and home insurance updates. If you skip these steps, your insurer might determine the space isn’t covered in the event of a fire or claim. Worse, renting out a converted space without disclosing it can void your entire policy. Make sure your insurer knows exactly what the space is used for.

Small Changes, Big Consequences: Don’t Let a Home Upgrade Ruin Your Coverage

It’s easy to get caught up in the excitement of home improvements and forget about the paperwork, but the cost of doing so can be enormous. Insurance policies are based on risk, and when that risk changes, your provider needs to know. Failing to report upgrades, additions, or changes in how you use your property could leave you completely unprotected when disaster strikes. Before you build, install, or convert anything, call your insurance agent. It’s the best five-minute phone call you’ll ever make.
