£5m industrial property development underway in South Yorkshire after phase one success

A second phase of a Barnsley business park is emerging as part of a £5.25m million investment in the town.

Developer Carnell Management Services is on site now with two units bringing forward a further 45,000 sq ft of industrial and warehouse accommodation.

It is hoped a further 105 jobs could be created alongside 15 units already completed at Nexus Business Park, Dodworth.

Forming part of the Capitol Park development to the south west of the town, it takes the firm’s investment in the area to £11 million.

The two new units are set to be finished this summer with agents expecting good interest.

It is partly funded through the European Regional Development Fund, backed by Northern Powerhouse.

Paul Carnell, director at CMS, said: “We are committed to creating development opportunities which will enhance the employment aspirations in the borough.

“The first phase of Nexus has been a successful scheme, bringing many new jobs to the region, and we are delighted to offer the latest speculative units to the market. This has been made possible by us accessing £1,245,000 from the ERDF to help kickstart this project.”

The high-spec units are described as featuring impressive facades, eight metre eave heights, 10 per cent roof lights, secure serviced yards, full height electric loading doors, LED warehouse lighting, fully fitted offices with WCs, shower and kitchen facility, on site security shutters, alarm, fencing and CCTV, superfast broadband connectivity, electric car charging points, and cycle shelters, all set within a pleasant landscaped business park environment.

Rebecca Schofield, partner at the Sheffield office of Knight Frank which is marketing the 19,417 sq ft and 25,431 sq ft units, along with joint agent Smiths, said demand was strong for office, industrial and distribution use, with phase one fully let by the end of 2020.

“Location is key for this development. Not only does it have excellent road access to the M1 at Junction 37 to allow access across the Yorkshire region, but companies looking to expand can take advantage of the facilities of Barnsley town centre which is less than two miles away,” she said.
