325 homes planned for fields in Lydiate as 'noisy dairy' to relocate

More than 300 homes could be built on fields on the edge of Lydiate under plans from housing developer Bellway.

The plans, published on Tuesday (April 20), would see 325 homes built on a triangle of land to the north of Kenyons Lane, between Liverpool Road and the A59, known as Tyson’s Triangle.

Although the land is mostly vacant, the proposed development would also involve the demolition of Morton’s Dairies on Kenyons Lane, with the dairy itself relocating elsewhere.

In its application, Bellway has suggested that relocating the dairy will improve living conditions for people in the area, describing Morton’s as “a source of noise disturbance”.

This is not the first time developers have tried to build houses on this piece of land, although there have been no recent attempts since a number of unsuccessful efforts in the late 1980s.

If approved, the plans would mean yet more new homes in Sefton, where 1,200 houses were given planning permission last year as the borough attempts to meeting housebuilding targets under pressure from the government.

According to Bellway’s plans, 97 of the homes would be classed as affordable, including 33 flats, while the development would also include open spaces and a children’s play area.

The land has already been allocated for residential development in Sefton Council’s 2017 Local Plan, although Bellway’s proposal is for slightly more homes than the 295 envisaged in the plan.

The proposed development would have two access points, one on Kenyon Lane near to the current location of Morton’s Dairies and one on next to the converted Highways Farm buildings at the north end of Liverpool Road.

The plans are currently open for public comments and Sefton Council’s planning committee is expected to make a decision on the proposals by July 19.
