270-bed Nottingham student flat scheme up for approval

Plans for a 270-bed student block in Nottingham will be determined this week.

Developers want to put the block on the former John Player warehousing site in Triumph Road, Lenton.

A planning committee at Nottingham City Council will decide whether to grant the application on Wednesday, February 17, with planning officers suggesting it is approved.

Outline planning was initially approved in February last year, and a number of changes – including taking the number of beds from 204 to 270 – now look set to get the go-ahead.

A warehouse that stood on the site, and which had been boarded up for the past decade, has been knocked down in order to make way for the new development.

Applicants Cassidy Group want to build four cluster bedroom flats, 183 studio flats and 17 one bedroom flats within the complex. It falls within the University of Nottingham’s Jubilee Campus.

Under the updated plans the building will be five storeys and will include more cluster flats rather than studios. The number of car parking spaces has been reduced from nine to six, while storage for 72 bikes has been provided – a new substation has also been added.

Concerns have been raised by one local councillor about the number of beds and lack of facilities provided by the development which they say “lacks any imagination”.

A report, submitted to the planning committee before the meeting, states: “Whilst it is acknowledged that the total number of bedrooms has increased, the revised scheme creates a more varied mix in the type and size of accommodation, significantly increases the amount of communal space and has led to an overall reduction in the footprint and volume of the building.”

It continues: “The proposed PBSA scheme is considered to be acceptable in terms of its location, number of bedrooms and the quality of accommodation proposed.”
