£21m office block sale shows 'appetite' for property in city

An office building in Almondsbury has been sold off for a huge £21million.

The property at Aztec West Business Park is currently occupied by EE and provides a rental income of £1.5million a year.

Estate agency Knight Frank sold the building on behalf of Aviva Investors to real estate company M7 for the huge sum.

The 2620 Aztec West office covers more than 76,000 sq ft and was sold on a freehold basis.

Steve Oades, head of the Bristol office of Knight Frank, said: “This deal represents a post-Covid transaction and demonstrates investor appetite for high-quality assets let to strong covenants.

"Stock selection is key but property looks excellent value in comparison to other asset classes where returns are at historic lows.

"This is one of a number of investment deals we will complete over the summer.”

The purchaser was represented by real estate firm Kimmre.

The news comes as health secretary Matt Hancock confirmed office workers would not be required to wear face masks when they return to work.

Mr Hancock was appearing on ITV daytime show Lorraine to clear up some confusion around the mandatory introduction of face for people using shops in England from July 24.

He said: "Where a mask can be useful is where you're seeing somebody for a short to medium amount of time.

"If you're in the same room as them, all day, like whether in an office together, or for instance, teachers in schools, then we don't think masks make much difference, because you're in that same space with the same people."
