17th century property on Bristol's most festive street is still for sale after a £50,000 price drop

If you’ve got your sights set on a period property in one of Bristol’s most iconic locations, then this three-bed commercial unit and maisonette on Christmas Steps should be high up on your list - if you have the budget - especially as it's been reduced by £50,000. Boasting charm, character and plenty of potential, this handsome townhouse, on the market with CJ Hole, was originally built in the 1600s and re-fronted in the early 1800s.

Situated toward the top end of the steps, this building consists of two separate leasehold properties, each with its own entrance, with the freehold also included in the sale. Earlier this year, it went on the market at £1m but has now had £50,000 knocked off the asking price.

At the ground level is a commercial unit that could be used as a café or shop in its current form or converted into a self-contained one-bedroom apartment. The space comprises an entrance lobby, a large open-plan room with access to a courtyard, a dining room space, a kitchen and a shower room.

With city views to the rear, the courtyard features a hot tub and infrared sauna, allowing residents to make the most of its outdoor space, even in the winter.

Upstairs is a split-level property which has recently been offered as a short-term let. It has its own entrance lobby on the ground floor, two double bedrooms on the first floor, an open plan living space with a kitchen and shower room on the second floor, as well as a comfy hideaway retreat sitting room on the very top floor with its own hanging double bed mezzanine.

The steep-slanted Christmas Steps may be home to independent shops, pubs and cafes today, but its name is thought to derive from the presence of medieval knife smiths in the area on nearby Knyfesmyth Street. In middle English, the ‘K’ would have been sounded, which over time became corrupted into Christmas Street.

The property would be ideal for someone keen to live upstairs and run a small independent business from the shop front. (CJ Hole)

This local moniker was only formally adopted in the mid 19th Century. Prior to that, this quirky historic property’s address would have been Queen Street, a name given to commemorate the 1574 visit of Queen Elizabeth 1st to Bristol. Although these days, a home Christmas Steps may pose some access challenges, in many ways, the location is one of the best in Bristol, with easy and direct walking routes to places such as the harbour side, Corn Street and Park Street.

There are so many possibilities with this property. In its current state, it could make the ideal city pad for someone while generating income from renting the shop front, or it could suit someone looking at both units from an investment perspective who also wishes to let the upstairs as an air B&B.

It would also appeal to those who might wish to live above and run a small independent business from the shop front or perhaps convert it into one large dwelling. With a guide price of £950,000, this charming townhouse isn’t cheap, but with its unique situation and different options for buyers, it's likely to get some serious attention.
