140 Edinburgh colony-style affordable homes with greenspace to be built

More than 140 affordable homes are set to be built on the site of a former care home in Muirhouse under plans set to go out for consultation this week.

Hart Builders and City of Edinburgh Council have worked on construction for colony-style living space alongside more conventional flat blocks at the former Silverlea Care Home.

The buildings, designed by architects Smith Scott Mullan, will also feature outdoor green space and up to 20 ground floor apartments and maisonettes specifically designated for wheelchair users.

The 2.3-hectare site has lain vacant since 2017 when the residential home was demolished before being purchased for housing development shortly afterwards.

All of the planned 146 homes for the site will be designated for affordable and social housing, with some sectioned off for mid-market rent.

A nearby pavilion used by Craigroyston Community Youth Football Club will likely have to be demolished to make way for the development, but that will be replaced as part of a separate planning application, according to proposals published by the local authority.

The properties will be a mixture of one bedroom, two-person flats up to larger three bedroom five-person properties.

An online consultation has now been launched to gather views on the proposals, with the aim of formal plans being submitted later this year.

The planning consultation document states: “Silverlea presents a unique opportunity to shape a new neighbourhood in the area bordering Salvesen, Muirhouse and Pennywell.

“In addition to the proposals for the residential development, we will also provide a replacement football pavilion for Craigroyston Community Youth Football Club to the north of the site, which will be detailed in a separate application.

“The vision for the new community at Silverlea is to regenerate a vacant site to provide much-needed affordable housing in a vibrant, green and sustainable community setting.”
