10 Hawaii Areas Where Home Prices Have Surged in 2025

Popular for its beaches, beauty and laid-back way of life, Hawaii may seem like an excellent place to raise a family or enjoy your retirement years. But buying a home and living there won’t come cheap, with the Missouri Economic Research and Information Center reporting that the Aloha State had the highest cost of living in the country in the first quarter of 2025.

As of June 2025, Zillow data showed that the state’s national average home value of $833,984 was more than double the U.S. national average of $369,147. While Hawaii Life reported balancing housing market conditions in August 2025, high desirability has boosted demand, and the ongoing housing shortage makes finding an affordable place harder.

Some good news for buyers is that several key cities — such as Honolulu, Hilo and Waipahu — have seen slightly declining real estate values over the last year. However, home values in other towns have continued to grow through 2025.

Here are 10 Hawaii areas where home prices have surged the most, according to data from Zillow.

10. Pearl City

  • Average home value in June 2025: $922,301
  • Average home value in June 2024: $919,952
  • Increase in value (percentage) year-over-year: 0.3%
  • Increase in value (dollar) year-over-year: $2,349

9. Kailua
