
A million-dollar home no longer means “luxury.” In many U.S. cities, the average starting price for a luxury home — defined as one in the top 10% of the market — is just under $1.3 million, according to a new Realtor.com report.

In high-end markets, however, you’ll need much more than $1.3 million to afford an “entry-level” luxury home. To find the top 10 metros by 90th percentile listing price, Realtor.com analyzed both metropolitan and micropolitan areas that had at least 500 listings for million-dollar homes in July 2025.
From coastal cities to mountainous getaways, here are the 10 places where entry-level luxury homes cost the most.

1. Rifle, Colorado
- Starting price for 10% most expensive listings: $16,475,000
- Number of million-dollar listings: 515
