£1.8 million cottage is Edinburgh's most expensive property on the market

A £1,820,000 cottage for sale in Colinton is currently the most expensive property on the market in Edinburgh.

The four bedroom cottage, which includes two bathrooms and two living rooms, is situated by Bonaly Burns and the Pentlands.

It is described as a ‘detached, 18th conversion with generous, ultra-modern interiors’ and an ‘incredibly scenic’ backdrop.

The two development plots have a combined coverage of 2,625 metres, and have architectural plans in place, currently awaiting planning permission.

Marketed by law firm Gilson Gray LLP, they describe the property as: “Set in Colinton, Laverockdale Cottage is a truly unique 18th-century (circa 1759), C-listed conversion with an attractive sandstone ashlar façade and impressive contemporary additions.

“This stunning detached family home offers generous accommodation and stylish, ultra-modern interiors, further boasting four double bedrooms, wraparound landscaped gardens, and a driveway for off-street parking.

Other properties are being sold at price tags relative to the Colinton cottage one listed above, such as a three-bedroom penthouse flat in the West End of Edinburgh, which comes in at £1,480,000.

However, this is the most expensive property which does not have any other residents nearby, as the cottage sits semi-rural.

Figures published in the ESPC’S monthly report stated that house prices in Edinburgh and the Lothians have risen by 8.9% in the last three months. In Edinburgh, the average house price was £272,488, which has risen 8% from 2020.
