$1.625m Tighes Hill sale smashes suburb ceiling

The $1.625 million auction sale of a Tighes Hill property has broken the suburb record by $125,000.

Tammy Hawkins, of McGrath Newcastle City, marketed the totally transformed home at 67 Elizabeth Street and was guiding from $1.35 million ahead of last Saturday's on-site auction.

She reported over 150 inspections on the property and five registered bidders with four active. Bidding opened at $1.415 million and there were 31 bids in all before it was secured under the hammer by a local family who had relocated from Sydney four years ago.

Bought in 2017 as an original three-bedroom home, it had been thoughtfully renovated and extended into a four-bedroom family retreat over three levels with a modern industrial feel created through a clever use of mixed, recycled materials.The sale eclipsed the previous Tighes Hill record of $1.5 million, which was set in March this year for a home on Throsby Creek in Sparke Street.

A new suburb record is also believed to have been set for Highfields with First National Newcastle City's sale of 26-28 Hillcrest Parade. It featured a 1930s five-bedroom residence with a self-contained granny flat on 1062 square metres of land adjoining reserve. It was set for auction on November 7 but secured on Tuesday for an undisclosed sum believed to have been over $1.3 million. The previous top Highfields mark was $1.05 million set in 2018 for the sale of a home in Valaud Crescent..

PRD Newcastle and Lake Macquarie have set a street record for Merewether's Henry Street with the $2.5 million sale before its scheduled auction of a tri-level residence at No.62 that was built circa 2008. It backed onto Merewether Golf Course and offered 550 square metres of living space. It had five bedrooms, four bathrooms, including two ensuites, three separate living areas, a pool and cabana.

This large home at 62 Henry Street backed on to Merewether Golf Course and was sold for a street record $2.5 million.

Scott Purnell, of Dalton Partners The Junction, reported the $770,000 sale of a three-bedroom house at 55 Brunker Road in Broadmeadow. It was launched with a guide of $695,000 and sold within one week.

A four-bedroom house with a leafy outlook at 93 Madison Drive, Adamstown Heights was sold by Belle Property Lake Macquarie for $975,000 after 12 days on market. It was listed with a guide of $875,000. Belle Property also sold a two-bedroom home with water views at 4 Ocean View Parade in Caves Beach for $1.327501 million within one week on the market. It had a guide of $1.15 million to $1.225 million.

Robinson Property sold a 1925 weatherboard home at 61 Patrick Street, Merewether that was owned by former Newcastle Knights and Melbourne Storm player Clint Newton for $1.27 million within one day of hitting the market.
