Two towers to alter Perth city skyline as $1.1 billion project gets green light

Elizabeth Quay will become home to one of tallest buildings in Perth's CBD after formal development approval was granted for two new towers to be built at the waterfront site.

The buildings include what will be the city's fourth-tallest tower, with a unique cantilever design.

At 58 storeys, it will include office space, an 84-room boutique hotel and more than 200 residential apartments.

The second building will be 21 storeys, offering mainly office space.

Developer Brookfield said construction of the smaller building would start first, in the second half of next year.

Brookfield said the two towers project is valued at $1.1 billion, with a construction cost of $367 million.

WA Treasurer and Minister for Lands Ben Wyatt said the developments on Lots 5 and 6 at Elizabeth Quay were expected to create 2,500 jobs during construction.

"As we try and bring people back into the city, we need to send that message that the city is very much open for business," he said.

Hotel in big tower turns boutique

The two towers were designed by New York architects Rex.

"What this does is continue the pipeline of work for commercial builds throughout WA, and again [is] another sign of confidence in WA and our economic future," Planning Minister Rita Saffioti said.

Brookfield Regional Director Nick Ozich said the development was five years in the making.

He said the original design and composition of the taller building had been revised since it secured in-principal development approval in 2017.

"The previous approval had a large, 220-room hotel in it," he said.

"Due to the number of hotels that were built recently in Perth, we decided to reduce that down to an 84-room boutique hotel."

Tenant sought for small tower

Mr Ozich said the building's design would make it stand out on Perth's skyline.

"The cantilever aspect of the design is something special for Perth, and something that will really stand … well in the international architectural scene," he said.

He said an anchor tenant was being sought for the smaller office building, citing interest from the resources sector.

"We are also seeing a number of existing tenants in the market that are in older stock that may want to look at new premises as well," he said.

"This opportunity down at Elizabeth Quay presents fantastic amenity [and] great sky signage opportunities."
