Inside the Newcastle penthouse with a $7.25 million price guide

A WHOLE floor penthouse apartment with a bird's eye view across Newcastle and beyond is set to hit the market next week.

The luxury property on the 16th floor in The Royal Apartments at 42/7 King Street will be listed for sale by expressions of interest.

Selling agent Anthony Merlo of Colliers Residential Newcastle is guiding $7.25 million for the property and believes it could set a benchmark price record in the Newcastle area for an existing apartment.

Comparable sales include a penthouse at 801/1 Scott Street in Newcastle East which sold off-market in September last year for a record-breaking $8.3 million.

Mr Merlo said the property epitomised penthouse living and was the best located apartment on the market in Newcastle.

It's the first time the property in the northeast wing of the McCaffrey building in The Royal Apartments has been listed for sale since it was bought it off the plan in 2007.

The penthouse apartment is in one of three buildings in the Landcom and Mirvac development which was commissioned in 2010 and built on the former Royal Newcastle Hospital site.

Mr Merlo said although there would be other spectacular apartments built throughout the city in upcoming developments, none would surpass the build quality, location and the view at the penthouse in The Royal.

Mr Merlo expected the property would be highly sought-after with buyers from Newcastle and out-of-area.

He said the property had already had multiple pre-market inspections from potential buyers.

The property will be only be available for inspection by private appointment.
